走逛台北國際書展 (一) / Roaming around the Taipei International Book Exhibition (Part 1)







每一年的台北國際書展,大多都在農曆春節前後,幾乎是每年年初時,它是所有展覽中較為受到注目的展覽,因為它不但是出版業者的重要日子,同時也是男女老少愛書人的大日子,每年都有非常多愛書人聚集,我記得只有在疫情期間有停辦過,而去年的書展基本上已經回歸到正常水準,今年是第三十二屆,想來狀況也不會太差。
我這幾年逛書展,從一開始的會買很多書,漸漸地,我在書展上買的書已經越來越少了,雖然書展上所有的書本都有甜甜價,就是特別低的優惠,因為可以看書的時間越來越少了,買一堆書回去,卻不一定有時間看,還不如不買,但是我會拍下那些在書展上,我覺得不錯或有趣的書的照片,主要是書名及目錄,萬一某天突然有點時間想看書,卻不知道要看甚麼書時,可以省去找有意思的書本的時間。
我特別挑了一個,我以為不會很多人的時間來看書展,但是我光排隊入場,就排了幾十分鐘,我就知道,會場內的人潮應該不會少,所幸,人雖然多,但是會場內還不算擁擠,我覺得展覽最棒的地方之一,是有很多現場的沙龍,沙龍是一個讓閱讀愛好者,小聚片刻、分享心得的空間,通常有個主題,再由主講人及主持人引導,台下的聽眾可以發問及互動。
我並沒有特別想要聽的沙龍或講者,假如逛到有興趣的主題,我就會駐足聆聽看看,在某個角落,剛好聽到有位講者在分享房地產實務,講者是小代書的不動產日記的作者,作者本身就是從業地政士,她是不動產專業人士,聽她稍稍分享一些房地產的交易知識及實務經驗,我覺得還蠻有意思的,最有印象的是一些實務上遇到的狀況,比如,中古屋買賣是沒有契約審閱期,只有新成屋及預售屋有契約審閱期,年輕人向銀行貸款買房事,所核下來的貸款成數,是以銀行鑑價的價錢為主,並不是該房產的市價,假如房產的市價是一千萬,但是銀行對該房產鑑價認為只值六百萬,核貸八成,就只能貸給四百八十萬,而不是申請者認為的八百萬,這本書可以當作房產買賣的工具書。
The Taipei International Book Exhibition, held usually around Lunar New Year, is one of the most anticipated events every year, drawing attention from publishers and book lovers alike. It's a big day for everyone, young and old, who loves books. I remember it only stopped during the pandemic, but last year's exhibition was almost back to normal. This year marks its 32nd edition, and I reckon the turnout won't be too shabby either.
Over the years, I've noticed a change in my book-buying habits at the exhibition. Initially, I used to buy a lot of books, attracted by the sweet deals offered. But gradually, as my time for reading decreased, so did my purchases. It didn't make sense to buy stacks of books if I didn't have the time to read them. Instead, I started taking photos of books that caught my eye, mainly capturing the titles and authors. This way, if I ever found myself with some spare time and no book in mind, I could quickly refer back to those photos.
One time, I thought I had picked a less crowded time to attend the exhibition, but even queuing up took me quite a while. It was evident that the place would be bustling inside. Fortunately, despite the crowds, it wasn't too cramped. One of the highlights of the exhibition is the various salon sessions, where reading enthusiasts gather to share their thoughts and insights on different themes. These sessions are usually led by speakers and moderators, with the audience actively participating.
I didn't have any particular salon or speaker in mind, but I stopped by one discussing real estate practices. The speaker was the author of a book called "Real Estate Diary of a Real Estate Agent." She herself was a licensed real estate agent, sharing practical knowledge and experiences from the field. One interesting point she raised was about the lack of a contract review period for second-hand property transactions, unlike for new properties. She also talked about how loan percentages from banks are based on their appraised value, not the market price. This book seemed like a handy guide for real estate transactions.
